Redecorating or Renovating?

A typical budget approach to “redecorating” is about spending “as little as possible.” Which means nothing more than “partial” facelift is accomplished. The false hope is there are enough “cheep” customers in the marketplace that want low prices and are willing to sacrifice quality and service to save a dollar. But is this actually true anymore?
Business reality is in an oversaturated market of many competitors for guests; fewer and fewer guests are available to fill all the available rooms. So, the hoped for financial return is barely noticeable, if at all. Naturally because the work was marginal in the first place the process needs to be repeated every 2 or 3 years. Typical the work is performed by firms that “decorate” hotel interiors, have little or no knowledge of hotel operations, have semi-skilled or no skilled decorators, and have no idea about additional revenues sources in the local community. That’s why no effort is made to find additional revenues sources or improve hotel operational efficiency. Isn’t it time to accept the reality this perpetual approach is a waste of money and in need of an alternative?
A realistic alternative is to focus on capturing an underserved market. That market is an upscale hotel. “Renovation” into an upscale hotel in a market with little competition is a realistic alternative. While more costly it results in a near transformation of the hotel interiors and often the exteriors as well. The return on the investment is good, can last for up to 5 years, and sometimes even longer.
