Approximately 6000 individuals turn 65 in Florida every month. As a result, there’s a growing shortage of affordable housing for seniors with fixed incomes. One aspect of this is so-called low-income housing. A type usually associated with multifamily apartments, crime, and substandard conditions to enable costs to be kept low. This approach is typically not desired by community officials and residents. And is a negative for seniors for safety and physical desirability. 

Another more accepted approach is an affordable housing community where unit cost including land are around $85,000. Highly durable “mini homes” in a community environment with common amenities creates a more desirable project. The most desirable of these “mini homes” are called capsule units. They are sleek and futuristic in design. They’re extremely durable and are capable of withstanding winds in excess of 225 mph.

We are developing this approach in our first community called “Silver Tree”. We plan to be installing pre-manufactured “capsule” home units. These units are permanently bolted to a foundation system. The units themselves are constructed of structural steel and aluminum and are covered with aircraft aluminum panels. The units have a futuristic appearance. Each unit consists of a bedroom, full bath, kitchen with laundry, a living/dining area, and a covered deck. All furniture and appliances will be included along with a water heater, air conditioner, and powered full-height draperies for the large UV-ray protective windows. They will be all electric Smart Homes and have a solar system for lower electric bills as well as being able to operate when power goes out. Three Florida tropical themed interior decor packages are to be offered. Custom can be purchased.

Silver tree will be gated and consist of approximately 300 homes. Amenities would include a club house with a meeting room for 35 to 40, a community pool, two doubles tennis courts, and an 18-hole miniature golf course. Units are to be located on circular 1/8-acre plots. Open areas around each site are to be wooded. Driveways are to be finished with pavers. A larger deck and a carport are optional purchased additions. The intention of the site is to be lush tropical but with usual street amenities such as contemporary lighting and sidewalks. It’s anticipated that golf carts will be the primary mode of transport within the community.
